The following issues are deemed EMERGENCIES, and should be handled as follows:
Fire: Vacate the home and Call 911 Immediately
Smell of Natural Gas: Vacate the home and Call 911 Immediately
Damage from a Natural Disaster: Vacate the home if necessary, and Text "Damage" to 225-369-9509.
Leaky Roof or Wet Ceiling Tiles: Vacate the home if necessary, and Text "Roof" to 225-369-9509.
Major Water Leak (this does not include a dripping faucet or pipe): Contact the Water District to turn off the water, and Text "Water" to 225-369-9509.
Electrical Issue:
BEFORE Reporting, Troubleshoot as follows:
Check the breaker panel for flipped breakers.
Unplug newly connected devices as they may have overloaded the circuit.
Change bulbs.
Text "Electrical" to 225-369-9509 if Troubleshooting does not solve the issue.
Central HVAC not Cooling or Heating:
BEFORE Reporting, Troubleshoot as follows:
Make sure the unit is on “Auto” and not “On.”
Make sure there is nothing blocking the air filter grill and preventing air flow from the unit.
Check and/or Replace the Air Filter.
Clean the Air Filter Grill if necessary.
Check the vents for dust, and clean them if necessary.
Check the batteries on the thermostat.
Text "HVAC" to 225-369-9509 if Troubleshooting does not solve the issue.
Any issue not mentioned above is considered a MINOR Maintenance Repair, and should be reported via Apartments.com. If you are not contacted within 24 hours of reporting, text "Maintenance" to 225-369-9509.
NOTE: Any repair that is caused by a lack of basic maintenance on the tenant’s part will be the tenant’s financial responsibility. See your lease agreement for basic maintenance expectations such as changing your AC Filter every 3 months (for those with central units), not flushing or pouring unflushable items down the drains, and not parking in undesignated parking spaces.
