The Colony & The Hives in Sugar City Guidelines
Check-In and Check-Out Times:
Self Check-in is after 3pm.
Check-out time is 12pm.
Please adhere to these times to facilitate smooth turnovers for incoming guests.
Smoking Policy:
Smoking (including vaping and e-cigarettes) is strictly prohibited inside The Hive. If you wish to smoke, please do so outside and ensure that all cigarette butts are properly disposed of in large trash bins.
Drug paraphernalia of any kind is strictly prohibited on the grounds.
Guest Limit:
The maximum number of guests allowed at The Hive is as follows:
Hive A: 4 guests max.
Hive B, C, D, & E: 2 guests max.
Please refrain from inviting additional guests to stay without host approval.
Respect for Neighbors:
Please be respectful of your neighbors' privacy and property. Be mindful of noise levels when entering and exiting the premises, especially during late hours.
Quiet Hours: 10pm-8am
Limit use of the community laundry room located near the covered patio to 2 hours at a time & promptly remove clothing from the washer/dryer.
Make sure the "In Use" sign is in visible to other guests when the room is in use.
DO NOT use during quiet hours. See Washroom Rules on the Door & Dryer.
Close the door after use.
Care for Property:
The Hive is YOUR HOME AWAY FROM HOME during your stay. We kindly ask that you treat it with care and respect.
Report any damages or issues promptly to ensure timely resolution.
Do not hang or glue anything on the walls, etc. Command strips and minimal tacks are allowed.
Security and Safety:
Ensure that all doors and windows are securely locked when leaving the property.
Safeguard your valuables and personal belongings inside The Hive during your stay.
Candles & incense are strictly prohibited.
In case of emergencies, contact local authorities immediately and inform the property manager as soon as possible.
Do not tamper with any security cameras or outdoor lighting as this is a form of criminal vandalism that jeopardizes the safety of the community.
Cleaning and Maintenance:
To limit cleaning during your stay, please remove your shoes upon entering The Hive. Our floors are socks and indoor slippers ready 😃
Interior trash bins are located in the bathroom and kitchen.
Exterior trash bins are located under the carport.
Trash day is Thursday. Please place your large trash bin at the road by 5am Thursday morning.
Each unit has an identified bin. Only use the bin that is designated for your unit.
If you dump items into the bin that are not bagged, please wash the bin to prevent excessive odors and/or pests as well as maintenance charges.
*Extra cleaning fees may apply if the property is left in an excessively untidy condition.
Parking:
Parking for Hives A & B is under the carport. A is to the left. B is to the right.
Parking for Hives C & D is against the fence beside the carport (in front of Hive D). C is to the left, closest to the carport. D is to the right, closest to Apt. D.
Parking for Hive E is directly in front of the unit furthest to the right of the driveway.
We suggest all residents BACK IN for easier and safer exiting.
Guests DO NOT have designated parking, and are not allowed to block residents' vehicles or driveway access.
Additional parking is to the far right of the driveway starting near the large tree.
Parking on the grass is allowed when the ground is hard and dry.
Pets:
Only pre-approved pets are allowed.
If you have a pre-approved pet, READ & ADHERE to our Pet Policy.
Noise Level:
Quiet hours are strictly enforced from 10 pm to 8 am.
Parties and Events:
Parties and events are strictly prohibited, and will result in immediate removal from the property without refund.
Appliances and Utilities:
Please use appliances and utilities responsibly.
Roku Smart TV: Set the duration of your stay, and the TV will allow you to input your streaming information in the downloaded apps. At the end of your stay, the TV will automatically sign you out of all apps.
Turn off lights, the TV, etc. when not in use.
Plug in minor appliances as needed, and be sure to unplug after each use.
Wash/Dry full baskets (when applicable) to maintain energy efficiency.
Be Mindful of the Washroom Rules located on the Door & Dryer.
Clean the lint filter on the dryer after each use.
Set thermostats within 20 degrees of the temperature outdoors, and use the ceiling fans to support the flow of air as humidity is a major issue in Louisiana.
Keep up with all remotes (TV, ceiling fans, ac/heating unit). Lost remotes will result in a $50 charge per remote.
Apt C: The large microwave vent (over the oven) will run constantly when the door is closed. If this is bothersome, leave the door slightly ajar.
